Home Electrical Safety Inspections

A room-by-room check of your wiring, panel, outlets and grounding by a Master Electrician who is also a private electrical inspector. You get a clear written report of what is safe, what needs attention now and what can wait.

What we check

Home inspectors look at what they can see. We open the panel, test the circuits and trace problems to their source, then tell you which items are code issues, which are safety hazards and what each one costs to fix.

Panel & breakers

Breaker sizing, overheating, loose or double-tapped connections, corrosion and recalled Dangerous panels such as Federal Pacific and Zinsco.

Wiring & connections

Damaged or undersized wire, DIY work, open splices, aluminum branch wiring and knob-and-tube in older homes.

Outlets, GFCI & AFCI

Polarity and ground on every outlet we test, plus GFCI protection in kitchens, baths, garages and outdoors, and AFCI where it is required.

Grounding & safety devices

Grounding and bonding, surge protection, the service mast and meter base, and hardwired smoke and carbon monoxide alarms.

Scorch marks on the wall above an overheated breaker panel

Why it matters

Most electrical fires start out of sight

Scorch marks like these appear on the wall above a failing panel. Loose connections, overloaded circuits and worn breakers heat up slowly behind walls and covers. An inspection finds them while the fix is still simple.

When to schedule one

  • Buying a home, before your inspection deadline
  • Selling, so there are no surprises in the buyer’s report
  • Your home is 40 or more years old, or you don’t know the wiring’s history
  • Before a remodel, ADU, hot tub or EV charger adds new load
  • Your insurance company asks about the panel or wiring
  • After a fire, flood, storm damage or a power surge
  • Breakers trip, lights flicker or outlets feel warm

What you get

  • A written report with photos of anything we find
  • Each item ranked: fix now, plan for, or fine as is
  • Code issues and safety hazards clearly labeled
  • Upfront pricing for any repairs we recommend
  • No pressure. The report is yours, whoever you hire
  • Permitted repairs done the way the inspector expects to see them

Warning signs of electrical trouble

If you notice any of these in your home, have a licensed electrician inspect your system. Most are easy to fix, and catching them early prevents fires and shocks.

  • Flickering or dimming lights
  • Breakers that trip repeatedly
  • Warm outlets or switch plates
  • A burning smell near outlets or the panel
  • Buzzing or crackling sounds
  • Sparks when plugging things in
  • Mild shocks from appliances or metal parts
  • An old or outdated breaker panel

Questions we hear

How is this different from a home inspector's report?

A general home inspector looks at many systems and usually notes visible electrical issues with a recommendation to "have an electrician evaluate." We are that electrician. We open the panel, test circuits and tell you exactly what each issue is, whether it is a code or safety problem, and what it takes to fix.

Do I have to hire you for the repairs?

No. The report is yours to keep and share with a buyer, seller, insurer or another contractor. If you would like us to do the work, we will give you upfront pricing.

I'm buying a house. Can you inspect it before closing?

Yes. Book as early in your inspection window as you can so you have time to negotiate repairs. Our report is written so your agent and the seller can understand it.

Can you inspect older homes with knob-and-tube, aluminum wiring or a fuse box?

Yes. Older homes are where we find the most issues. We will tell you what is safe to keep, what should be replaced and what insurers commonly ask about.

Do you check smoke and carbon monoxide alarms?

We check hardwired smoke and CO alarms and let you know which are missing, expired or not interconnected where they should be.

Do you inspect shops, barns and ADUs too?

Yes. Tell us about any outbuildings, sub-panels, hot tubs or generators when you book so we can include them.
